Gera Imperium Grand – Commercial Project - Patto Plaza, Panjim, Goa

Pune-based real estate company Gera Developers announced the launch of a new project, Gera Imperium Grand, at Patto Plaza. The commercial project, informed Rohit Gera, managing director, is the fifth construction of the company in Goa and it will comprise 160 spaces. Of this retail space is of about 10 shops in the first floor while eight floors will house offices, he said. Foundation work on the building is expected to commence after monsoon and completion date is estimated at Diwali 2016. Project cost of Imperium Grand, according to Gera, is about ` 95 crore and it includes land and construction. The land, he explained, is purchased from Parasvnath Developers who had purchased it from EDC.
The company, he added, is looking at a price of ` 95,000 per sq metre for office space and ` two lakh per square metre for retail space. Imperium Grand, he said, will be the “next level in office building in terms of aesthetically, superb, looking structure.” It will appeal to companies looking for smart business space for their operations. Speaking about the design of the future construction, Gera said that centrepiece of the structure will be a floating retail space in the first floor which the company hopes will be a cafĂ©. The building will be double glazed and reflecting sunlight so as to keep the heat outside and the inner spaces cool.

Post completion of Imperium Grand, the company will have three projects in Patto which includes its older buildings of Imperium I and II. Meanwhile, the company’s ongoing project Imperium Green at Mala is on track, said Gera, and will be completed by its scheduled date of mid-2015. About 80 per cent plots in the building are already sold and at an average price of ` 95,000 per square metre, he claimed.
A western India based company, Gera Developers is recently moving out to other states such as Goa and Bangalore in Karnataka. All the projects in Goa, said Gera, meet the parking norms of the state government through provision of underground parking. At present the only residential property developed by the company is a housing complex in Caranzalem. The Company has plans to develop its second residential project in Marcel.
